Position Summary

The Sr. Manager, Facilities Repair & Maintenance is responsible for managing repairs, maintenance, and utilities (trash/recycling, fire, electric, gas, water, and sewer, etc.) for both Spencer's and Spirit Halloween in the US and Canada.

This role will be responsible for transactional services, vendor management/development/relationships, process improvement, large scale program development and financial oversight. The Sr. Manager, Facilities Repair & Maintenance will personify operational excellence to ensure the highest standard of service is provided to all stores while maintaining financial discipline.

Essential Functions and Responsibilities

  • Supervise a team with the responsibility of:
    • Opening and closing utility accounts. Utilities included but not limited to trash/recycling, fire, electric, gas, water, and sewer, etc. Work closely with outside vendors to ensure utility rate structures are consistent and seek to leverage areas that are deregulated to effectively monitor utility cost and consumption.
    • Executing the waste program; establish, maintain, and analyze carton delivery matrix to maximize service and rate. Establish and maintain acceptable parameters as it relates to Third-Party and Landlord managed service. Oversee the communication is efficient and effective to outside vendors and stores to ensure appropriate service are received and not in violation of any codes.
    • Managing fire protection service programs. Working closely with outside vendors to ensure a strong program is in place that adheres to code compliancy and solve complex problems so that Spirit Halloween can obtain Certificate of Occupancy.
    • Managing the outsourced repairs and maintenance program (HVAC, plumbing, electrical etc.); establish open lines of communication to ensure work orders are being completed, the stores are informed, and issues are brought forward to the subject matter experts.
    • Manage the RFP process and documentation for the Spirit Halloween store build-out.
  • Develop process, reporting and analysis to track operational progress and to ensure total expense is within budget parameters.
  • Provide leadership, training, development and instruction to Facilities team and in-season temporary associates.
  • Ability to provide clarity around status, goals, and priorities on a daily/weekly/monthly level to ensure key objectives are met.
  • Financial oversight to include actual spend, invoice approval, forecasting, month end requirements and budget preparations.
  • Ad hoc reporting as necessary to support company initiatives.

Required Education and Experience:

  • Bachelor's degree (B. A.) from four-year College or university or equivalent.
  • 10 years related experience in managing a high performing team ranging in skill set from manager to coordinators.
  • In depth knowledge of vendor management and development with a proven track record in creative facilities solutions for complex issues.
  • Advanced knowledge of spreadsheet and word processing software. This includes Microsoft Office products such as Access, Excel, Word, PowerPoint, and Outlook.
  • Exceptional skills in managing large scale out-sourced facilities programs.
  • Exceptional interpersonal and communications skills, both verbal and written.
  • Ability to work cross functionally inside and outside the department as well as with a host of outside vendors.
  • Working with senior management for strategy development and execution planning; link process improvement to strategy.
  • Must possess strong analytical skills.
  • Detail oriented and a strong sense of urgency, with the ability to multitask and deal with ambiguity.
  • Independent decision-making ability.
  • Proven history of team development.
